Mortgage Payoff Calculator formula

Each month, interest equals the opening balance × annual rate ÷ 12. The regular payment and any extra principal reduce the balance. Interest saved equals baseline interest minus accelerated-schedule interest.

If the current principal-and-interest payment is unknown, leave it blank and the calculator will estimate the scheduled payment from the balance, rate, and remaining term.

Assumptions and limitations

Worked example

Example: adding $200 per month and a $5,000 payment

Consider a $250,000 mortgage balance at 5% with 25 years remaining. The baseline schedule uses the regular principal-and-interest payment for the remaining term.

Adding $200 each month plus a $5,000 one-time principal payment produces an earlier payoff date. The result compares both schedules so the months and interest saved are visible before making a decision.

Frequently asked questions

Should I enter my current mortgage payment?

Enter only the principal-and-interest portion when you know it. Leave the field blank to estimate it from the current balance, annual rate, and remaining term.

How is a one-time payment scheduled?

The extra amount is applied to the first scheduled monthly payment on or after the selected date.

Can a lender handle extra payments differently?

Yes. Confirm that the servicer applies the extra amount to principal and ask about prepayment penalties, minimums, or special instructions.
